We fulfilled the clients brief of making this room warmer and adding some additional storage the room was lacking.

Due to the age of the building (approx. 1800’s), there was little, or no insulation in the room. This created a problem as the room would be cold in the winter and as the client was planning on making this a bedroom for her young twins, warmth would be key. Lack of adequate insulation is a common problem, especially in older properties, something we tackle regularly in all interior and general building projects.

We all agreed to strip the existing lathe and plaster off all walls and re frame and plasterboard all the walls adding insulation in to help the room maintain the heat in colder temperatures.

The client also wanted to keep the existing cornice which was in keeping with the properties age.

The client under took the removal of the old plaster leaving the cornice intact, which I must admit, I wasn’t sure would happen. This was also to reduce the overall cost to the project.

The client asked us to construct a built-in wardrobe for some much-needed storage for her also. The additional space on top gave her even more space for those things that don’t always get used.

The room was fitted with Howden’s engineered wood floor to match the same floor from another part of the house.

An additional thing requested by the client was to make and install window shutters. Another little nod to the age of the building.

One of the big things that the client wanted guaranteed before we started was to be done by Christmas and we delivered, allowing her to have the kids in, in time for all the festivities and freeing up another room in the house for guests to stay.

The client supplied their own painter but we contracted in the plasterer, plumber and electrician.

We understand that customers have previous tradespeople they have used and trust so are happy to accommodate this is.

As is our system of works, we supply all customers with an estimate for the work to be done. On this occasion, this job was under our estimate. Some companies may have pocketed the difference, we reduced the final bill accordingly. This isn’t always the case but when it happens, it’s always nice make the customer that little bit happier.
